If you have a house in one of the most prestigious settlements or a dream apartment in the most prestigious neighborhoods – be careful and/or avoid advertising them on various sites on the network, by presenting external signage and pictures of the house and its surroundings.

Apparently, this appears to be the right thing to do; however, many people do not know that the fact that they have advertised the house might cost them dearly – both in the cost of the house and in the selling process.

Many times, they naively advertise the asset and as a result – they do not succeed in selling the asset for a realistic price and in the desired speed.

The reason is overestimates of other mediators, who present a misrepresentation according to which they are able to sell the asset in a price much higher than its realistic price. And what is the result? Confusion, scaring away potential customers and delay in selling the asset.

The changing prices of luxury assets – how can that be?

Luxury assets are not sold like ordinary assets.

  • The price range may be particularly wide for a variety of reasons: from costs of competing assets offered in the neighborhood (selling a new asset in a settlement presenting a similar specification yet at a lower price – may cause a decrease in the value of your asset), via the internal specification, which may constitute a significant factor (a million NIS kitchen must be included in the calculation!) and ending with high demand, which of course, may raise the price. If you have a luxury asset, let the experts sell it for you. They know the competitive surrounding and the demand better than you!

The price leap of luxury residence – what does this mean with respect to your asset?
  • Selling a mega-luxury asset in Herzliya Pitu’ach, Arsuf or any other prestigious settlement in 2017 is not similar to that of 2007. If during this period you have not sold or acquired a luxury asset, you may not be aware of the changes!
    The immigration of Jews from Europe and the United States, the rise in land prices and rise in the demand for luxury assets by businessmen and investors – all of these factors have probably caused your asset value to rise.
