The Realtor of the Super Rich

"93% of high-end homes in Israel and around the world are sold exclusively and discretely by super-realtors who operate in the desired area," explains Michael Moshe Barzilai, owner of the realty agency "In-House Luxury Homes". In an interview he tells how he has become the super-relator of high-demand areas in the Sharon region.

How did you end up in real estate brokerage?

“My familiarity with the affluent community began even before I entered the real estate market, while I was managing the start up company Toprota and the Infinity Music production company

In 2006 I reconnected with my family roots, which were in the real estate business. My relationship with the deceased Amos Glazer, a leading expert in the world of real estate brokerage, helped me to integrate quickly into this field and has led me to a senior managerial position at a large-scale realty company in the Tsahala neighborhood, specializing in high-end housing.

In 2007 I launched In-House Upgrade, a boutique realty office which specializes in selling properties and high-end homes in the Sharon region, managed by my wife. At the same time I founded a start-up company, where we launched a search engine for businesses which was launched to 20 million businesses in the US. 

While I was running the start-up, I got to know other entrepreneurs and made new business and social contacts, which have led to the launch of an additional

“In-House Luxury Homes” branch, intended for properties worth over NIS 15 Million, including villas, mansions, and village farmlands, in high-value areas such as Kfar Shmaryahu, Arsuf, Herzliya Pituach and more.”

What distinguishes the boutique service of “In-House Luxury Homes”? 

The operative word here is confidentiality – naturally, high-end clients would like property deals to take place under the radar, while carefully advertising the deal in newspapers or on the internet. My office maintains full exclusivity and confidentiality, and with some properties, we even sign an NDA.

A unique method for advertising high-end properties – the technological know-how I have accumulated has made it possible for me to develop a method which is unique to our office, made up of a smart digital profile, aimed at generating focused exposure, rather than mass exposure, which is particularly suitable for these exclusive clients. 

Market analysis – my ample experience allows me to analyze accurately the situation on the market and the trends in property prices in the area, while matchin properties with the target audience. 

Equal service to all – I provide VIP service to all my clients, regardless of the value of their property. Some of my clients have made NIS 3 million deals, and later came back for another deal in the dozens of millions of shekels, having made an exit. 

An extensive network – over the years I have made business and social relationships with wealthy clients. My familiarity with this high-end clientele allows me to match sellers with potential buyers in the different real-estate deals.”

Why have detached houses become desirable?

“Today’s high-end clients are completely different to those of 20 years ago – they’re not just people born to Israel’s wealthy families, but mostly those who have made their money on their own, such as, for example, high-tech entrepreneurs who have sold off their companies. What characterizes today’s high-end clients is their desire for privacy and peace of mind, which are characteristic of private homes rather than tower condos.” 

Your motto in this field?

“One important tip for realtors, sellers, and buyers: put your ego aside and make a deal that is beneficial to both sides.”
